Preventative maintenance is the best thing you can do to protect your residential investment and when it comes to chimney repairs for some reason most people wait too long! While most of you have already had your roofs replaced at or around the 20 year mark a lot of you have never had your masonry chimneys inspected or checked out. What we tend to see out there is that the average person goes about 30-40 years before even thinking about having any maintenance done to the chimney. By this time larger more costly repairs and even re-builds are necessary. What happens is that the slope wash collar or the “cap” breaks down allowing water to infiltrate down behind the brick. When the freezing hits in winter months the brick is expanded causing the mortar between the brick to come loose. At this point small repairs are necessary to prevent a total chimney rebuild.

Raking out the joints in between the brick, and filling them with new mortar will prolong chimney life!

This is the same chimney after a complete tuck pointing and new slope wash collar was applied. It saved having to rebuild the entire chimney down the road which in-turn will save you money and water damage to your ceilings below.
