Leaky Chimney Maintenance Bloomfield Construction


Transcription: This is Jeff Petrucci from Bloomfield Construction. I’m out here in Bloomfield Hills on a house that has a leaky chimney. There are some flashing that was replaced here last year and now the customer has a leak inside. So, we ran a water test along the roof line and we started at the lowest point in here to eliminate any of the shingles and the step flashing up the side and then we continued to run the water. What I did was is that I took the house and I started in here and had the homeowner inside. And as soon as we got in here, after about three minutes of running the hose, he came running out and told me there’s water coming in. What we determined is there’s cracks in these border joints that are vertical; they’re running this way and water’s catching in there and then it runs right in that brick, down and find its way down the rafter and around the corner. Also, some of the brick is actually spalling and pulling away as you can see here. And this wasn’t like this last fall when we were out here. This brick is taking a beating. I don’t know if it’s from the cold winter that we had or.. We thought maybe it was ’cause he had a furnace flue running down one of these flue liners and sometimes that’ll build condensation up inside the chimney and that brick will absorb the moisture and expand and contract and break off. But he’s told me that the furnace was changed about three years ago to a 90% efficiency, so it’s kicking out the back. What we’re going to have to do is take this chimney back down to the roof line and rebuild it — maybe go with a different kind of brick. You can see here what’s going on in this corner.
