With James Hardie Siding
Like many Home Owners in the Detroit area Ed and Donna Goettl were looking to sell their home because of relocation. However, once the home was put up for sale it was discovered to have both composition siding and EIFS covering the exterior walls. As in most real estate transactions today, a home inspector informed the buyer of the potential problems associated with the products. It was also discovered that many relocation companies will not buy a home with either wood composite siding or the EIFS/Dryvit systems.
Ed and Donna called Bloomfield Construction to discuss the condition of the exterior. After inspection of the home, it appeared water was infiltrating behind the EIFS and there was obvious swelling and delaminating of the siding.
Different options were discussed as to how to correct the problems. One option was the homeowner considering was to do nothing. It was decided that this option would result in fewer potential buyers, eliminating relocation companies and a lower selling price for the home.
A second option was to replace just the EIFS on the front of the home. The third and preferred option was to remove all the siding and EIFS and replace with James Hardie brand fiber cement siding. Cedar trim was chosen to replace the built out areas of the EIFS to give the front a more detailed appearance. To minimize cost by not having to repaint all of the trim a color of James Hardie siding was chosen that would match to the existing trim color. After completion of the siding and trim installation the home was caulked with a color matching caulk to seal the home against further water infiltration. As you can see the finished product was very clean looking, maintenance free and the most cost effective.
